The season, believe it or not, also has an effect. People tend to buy houses more in spring and summer than fall and winter. Listing price decisions are based on a variety of factors, such as the ones we just mentioned, and others like competition. If there are other houses on the block or other condos in your building up for sale you're going to have to compete with them. That means you might have to lower your listing price to lure potential buyers away from those properties to yours.
